Investors indicate that they are interested in being an owner of the LLC that is to be created for properties found. Depending on the number of properties found, there may be more than one LLC created.
After investors have indicated enough interest to cover purchase amount of the property, a Limited Liablilty Company is formed and the LLC purchases the property.
Investors that have indicated will now invest in the LLC.
LLC Members will share ownership of the LLC equal to 90% of their investment share in the LLC. For Example, if the LLC purchased a property for $100,000 and you invested $5,000 into the LLC, your investment share would be 5% but since Dallas REIG has a 10% ownership, your Net Share will be 4.5%. Assuming that the Property eventually sells for at least the original purchase price of $100,000, you will receive your full $5,000 back plus 4.5% of any gains above $100,000.
Dallas REIG acts as the Managing Partner of the LLC and does ALL of the work involved with the LLC. The work consists of organizing the LLC, setting up and maintaing the LLC bank account, creating and maintaning Cash Flow Reports, creating and distributing Quarterly Distributions, pay taxes and other expenses as needed, creating and distributing End of Year Tax Reports, and much more!
The Property Management Company handles everything directly related to the Property. The works consists of finding qualified tenants, collecting rent, handling maintenance issues, and emailing monthly reports to DREIG.
